The project

In 2021, Switch signed an agreement with leading UK property developer, Seven Capital, to provide asset management services to the company’s new St Martin’s Place apartment development in central Birmingham.

The partnership was an extension of our existing service provision within Park Regis Birmingham - the flagship hotel in our hospitality portfolio - which is situated adjacent to St Martin’s Place.

The agreement formed a new hotel-to-residential service concept, which today forms a key part of the Switch offering: providing first-class, hotel-level provision and amenities within a range of accommodation settings, from residential buildings to aparthotel developments.

The activity

St Martin’s Place is Birmingham’s most exclusive luxury residential development, located in a prime city-centre postcode, minutes from the main business and professional district. It was the first and only development to bring private luxury hotel services to Birmingham’s executive residential sector.

The development offers 228 luxury apartments, complete with smart features and interiors by Daniel Gibbons, with impressive floor-to-ceiling windows offering panoramic views across the city. On-site facilities include a state-of-the-art gym, private cinema, and WiFi lounge.

As part of Switch’s hospitality services, all residents at St Martin’s Place benefit from an on-site, 24-hour manned concierge desk. Here, they can utilise an unrivalled menu of hotel-standard services, including apartment cleaning, dry cleaning, ironing and laundry, as well as ad hoc requests such as sourcing concert or theatre tickets, and even room service.

Included in the service package is an exclusive Park Regis membership, inviting residents to enjoy the five-star facilities and amenities of the award-winning hotel. Residents can take advantage of discounts on food and drink, event bookings, best rates on rooms, plus additional quarterly offers and bi-annual member events.

To ensure the ‘Switch standard’ at every touchpoint, we also train every single employee in house at Park Regis Birmingham, as part of our commitment to service excellence.

• 10% rate increase on first renewal cycle

• Retention over 70%

• No increase on the Service Charge budget
